Consult

 Preparing to Rent

The first step we take is to listen. We want to understand your needs, possibly the reason for letting, your expectations, your property and any future plans to ensure we match the right tenant, on an appropriate tenancy. 
Advice on any compliance or legislation issues is also discussed to ensure you're ready to let

Valuation


With our focus on High Wycombe and surrounding areas, we understand the local market intimately. We arrange a visit with one of our experts to appraise the property and provide you with a realistic valuation, informing you of any recent market movements and considerations.

Instruction


Once you have instructed David Nicholas, we will arrange for paperwork to be signed and will c ollect verification documents from you.

We advise on how best to present a property and take high resolution photos so we can market your property on a number of mainstream property websites.

Marketing


When marketing your property, we utilise all the major property portals such as Rightmove and Zoopla, but also our own social media pages and advertising. We also check our own database of prospective tenants and frequently match tenants to properties before we've even gone to market.

Let

Viewings


Alongside our 360 Virtual tour technology to help attract your future tenants, all of our tenants are pre-screened for suitability and every viewing is accompanied by one of our property managers. Feedback is collected from all viewings and relayed to the landlord.

Offers and Referencing


Once an offer is received, at this point we collect previous landlord references. This means we are not just contacting you with the news of an offer, but we will already know whether the tenant has a suitable character to help you make your decision. Once an offer has been accepted we then perform the necessary credit checks and employer referencing

Inventory


Once we have a let agreed, we recommend an inventory be performed by one of our trusted partners.

This will record the condition of the property and be used for reference during periodic inspections and at the end of tenancy.


Tenancy Agreement


This legally binding agreement will contain all ongoing terms and conditions that will exist for the duration of the tenancy. This will be emailed over to you for approval and signature (subject to your tenant passing referencing). Following this your tenant will also be asked to sign this Tenancy Agreement to complete the contract

Rent and Deposit


A maximum of a five-week deposit can be held for the duration of the tenancy. Where we hold the deposit on behalf of the landlord and tenant, we will register the deposit with the Tenancy Deposit Scheme and at end of the tenancy deduct any agreed dilapidations between tenant and landlord before returning the deposit accordingly. Should an agreement not be reached, you may choose to go to arbitration, where the TDS will make a decision as to how the deposit is awarded.

Check-In


We will arrange to meet your tenant at the property, go through the inventory with them, take meter readings and check them in. Congratulations, your property is now officially Let.
